what is the best way to find a dependable contractor? also, is it better to pay per diem or per project?


Best way to find a good contractor is to go to your local lumber yard and ask someone at the counter. They sell material to Contractors, they have a good idea of who does what, and many guys and their suppliers have good relationships. Do not ask at home depot!!!

Go to a real lumber yard.

It is better to pay a contractor in payments.Unless your project is very small. A disciplined Contractor will have the payments scheduled in way to have the project finance itself. This payment comes after this phase of work is complete, all the while getting ready for the next phase.

A good Contractor will have you sign a contract, and in that contract, there should be a start and stop date, and a payment schedule. Never pay more than a 10 percent deposit at signing of the agreement. If a contractor asks for more than ten percent it should send up a warning flag, you dont want to do business with a contractor that is having money problems.

Make sure that agreement or contract is very specific. ie materials to be used, certain plumbing fixtures etc. Being very specific will circumvent any disputes later on. It is better to get everything in writing.

Pay your contractor promptly and know what you want to do before you hire, that way the contractor will be better able to do for you what you need done. Make sure your contractor is a good communicator, and last but not least, if you do not feel confident with him, do not hire him. Let your gut be your guide! A professional contractor will have a number of people you can call, and some people would even be inclined to let you come and see his work.
