The Power of Paint in Staging Your Home for Sale!

Everyone hopes to sell their house for most money. But, sometime, we don’t realize that our tastes, our personal stamp on the house and what we are used to seeing in the house and don’t even notice anymore (broken tile, missing light bulb, cracks in the wall….) might detract someone from buying your house.

In order to put all the chances on your side, you HAVE to present a turnkey solution to your potential buyers. As it is very difficult to be totally objective toward your own house, a professional Home Stager is a neutral and objective party who will provide her/his expertise on what renovations, cleaning, de-cluttering and decorating actions should be taken and which ones will pay off the most at the sale time.

A Montreal realtor recently referred a client to me, who was becoming quite frustrated about not receiving any offers on their vacant house in downtown Montreal in 10 months.

The house is very well located, right next to McGill University, is in a private courtyard, and is quite attractive. It was priced quite fairly as well, actually a bit lower than an identical house next door which sold quickly.

What was then the problem?

I was called in for a consultation. In spite of liking the house immediately and recognizing its potential, I also saw the challenge. The client told me that their target clientele was the McGill University’s students (or, more precisely, their parents), who preferred to invest in a house than to pay rent for a few years.

I knew that this clientele needed a turn-key solution; they didn’t have the time, the ability or the inclination to do ANY kind of work in the house before moving in. This house was VERY colorful, as per the previous owners taste – some green, orange and even purple!

Painting is NOT a huge undertaking but, to most people, it seems like one. So, my advice was to repaint most of the house in a neutral light color and to stage it with some furniture. The client followed my advice; the house was repainted, minor repairs were taken care of and then Home Staging Montreal brought some furniture and accessories in to showcase the spaces.

A “miracle” then happened: the client received not one but TWO offers on the house within THREE weeks! He sold the house for 98% of the asking price.
